As soon as your project has a projected completion date. Many builders loop us in 60–90 days before listing so we can plan the design direction, curate custom art, and anticipate scheduling demands. Our calendar books 30–60 days out, so the earlier you reserve, the more flexibility we have.
Can you stage multiple model homes or an entire community?
Absolutely. Whether it’s a luxury development, condo building, or senior-living community, we can stage several homes at once. Our 15,000-sq-ft warehouse and in-house logistics team keep premium inventory ready, ensuring a cohesive designer look across every unit.
Can buyers purchase the staging after closing?
Yes, selectively. We occasionally sell furnishings when replacements are available and schedules allow. In-house artwork, especially from Reserve packages, is often purchased and can stay with a pre-removal invoice. Full home design services are available on a time-and-materials basis.
What happens if the home doesn’t sell right away?
Our initial contracts start at 40, 50, or 60 days—longer than the industry average—based on the caliber and scope of the design. While we cannot control the market, we focus on what can be controlled: a tailored, lifestyle-driven presentation that attracts stronger interest and speeds up the sale. We offer flexible 30 day extensions and the option to work directly with our trusted third-party financing partner to cover staging and other home-preparation costs.
How do you coordinate with builders and ensure a seamless install?
We handle all scheduling directly with your project manager or site contact and keep them updated from arrival to final walkthrough. Every piece of furniture is pre-selected and staged in our warehouse, protected, and processed through our turn-key protocols before it ever reaches the site. This prep work makes installation fast, precise, and beautifully laid out while keeping your property fully protected.
How do you price and bill for luxury staging projects?
Pricing depends on the project’s scope—square footage, chosen package (Deluxe, Curated, or Reserve), and any custom art or design. A deposit secures your install date, with the balance due two days before staging. Our process is simple and transparent: sign the staging agreement, follow the clear payment schedule, and we handle the rest.
How do you protect the property during install and removal?
Our logistics team follows strict white-glove protocols. Detailed pre- and post-install checklists—with photos/video walk throughs—ensure we catch and prevent any damage. On the rare occasion something happens, we take full accountability and resolve it quickly, always leaving the home in better condition than we found it.
What if the home isn’t ready on staging day?
We require that the property is clean, vacant, and accessible at the time of staging. If the home is not ready, additional fees may apply due to the rescheduling, logistics, and staffing required to accommodate changes. Rescheduling will be up to Decorus Home Staging next availability.
Can I purchase or keep any of the custom artwork used during your luxury home staging?
Yes, many clients end up loving the custom artwork in the staged home and ask about purchasing it. The art pieces are made in-house for the home’s design and architecture, which appeals to many buyers. You have the option to buy them if you’d like to keep them in place before staging removal is scheduled in preparation for closing. Artwork prices range from $400 for a small piece up to around $2,000 for XXL pieces.

Furnishing and styling homes for executive moves is one of the main services offered. With relocation packages, fully furnished homes are set up to be move-in ready—complete with designer-selected furniture, decor, and custom art—all tailored to the space and the needs of professionals who want a seamless transition. The install process is quick and efficient, usually completed in just a day or two, so executives can settle in without extra stress. Every detail, from art curation, home essentials, furniture setup, is handled by an experienced team to make the home feel polished, comfortable, and high-end from the start.
Do you provide model home staging and model moving for new construction or model units?
We offer model home staging and model moving services for new construction homes and for model home apartment units. Our model unit/ home staging includes everything needed for a complete presentation. This covers furniture, custom art designed to fit the style and scale of the property, and a full turnkey installation. The team handles planning, delivery, setup, and even removal/ model moving between units as units lease/ sell ensuring the model home or unit is move-in ready and visually impressive for prospective buyers or renters. Each project can be tailored to meet specific design needs and branding goals, helping the space stand out and attract the right attention.
Do you offer staging consultation to help me choose the right package and design direction for my listing?
Yes, a free staging consultation is available during the staging proposal phase to help you choose the right package and design direction for your property. During the intake consultation, you’ll discuss project details, buyer profiles, and the look you want to achieve. From there, you’ll get recommendations on which staging package fits your listing best, including options that match the size, style, and market goals of the home. This process is designed to be straightforward, making it easy to find the right service for your needs. If you’re interested in a design consultation for painting recommendations, material selections, occupied home staging recommendations etc, we offer a $300, two-hour walk-through consultation service. Decorus does not stage occupied homes but is happy to provide professional design direction.
